Rental Property Of The Week
Sometimes you come across a house that gets you giddy with excitement to see, and that isn't just for sales listings, but rentals as well.
That was my reaction when I walked into 905 2nd St. for the first time last weekend.
This is a brand-spanking new home, 5 bedrooms, 4.5 bathrooms, 5 houses from the boardwalk, and quite frankly as close to a perfectly designed beach home as I've seen in Ocean City - and the furnishings aren't even completed yet. As you can tell, more beds, flat screen TVs, patio furniture and a dining room set are still to come.
As you walk up the steps and enter this 2nd and 3rd floor residence (the first floor is still for sale), you are greeted with a classic American style, with subtly stylish wall colors, quality flooring that can take the traffic a home that can comfortably house 14 people, and Restoration Hardware touches throughout. The second floor has four of the bedrooms, two with their own gorgeously designed bathrooms, and one of the bedrooms is a specially designed "kids room" with a brilliant 3-person bunk bed with another pullout sleeping area that runs from under the bottom, meaning 4 or 5 adolescents can crash & burn after a long day of beach fun in a single room. There is a huge deck in the front, offering ample space and a beach view.
However, my favorite part has to be the third floor area.
Before you walk in to the living space, there is a small cubby hole where a desk will be placed, a perfect nook for doing work on a laptop and isolated from the rest of the home. When you walk into the third-floor room, it is a HUGE studio space, complete with a small kitchenette in case you want to have drinks in the living area. But the best part has to be the front deck. The owners plan to have high-chair table and seats on the deck, which will off an amazing. unobstructed view of the beach. Then there is another high-walled deck in the back of the third floor, the walls and height offering total privacy for anyone who wants to sunbathe there.
By buying the property early enough in the construction phase, the owners were able to have a say in much of the detail in this property, and it is clear they have a great eye for contemporary classic American furnishings.
Because the house is so new, it got to the rental market a little later than others this year, and that means the rates are a relative bargain compared to houses of this size, quality and location. A peak week in late July/early August goes for $7950, but at $3000 for Memorial Day week, $5200 for the week leading into Labor Day weekend and $2500-3800 for weeks in September, there are some bargains to be had for an extended family that wants to do something special together and spend a week in one of the finest homes you'll find in Ocean City or any South Jersey shore town, for that matter.
